The Seedling proposes a replicable model for missing middle housing grounded in mass timber construction, prefabrication, and a time based approach to biophilic design. Developed as a modular system, the project leverages the structural efficiency and ecological performance of mass timber while positioning replicability as a means of contextual responsiveness rather than aesthetic uniformity. Through system prototyping, material lifecycle analysis, and iterative refinement across repeatable units, the project demonstrates how prefabrication can accelerate deployment while remaining sensitive to site specific conditions.
Conceived as a strategy for reinvigorating areas of urban decline, The Seedling targets underutilized commercial districts, aging corridors, and other transitional zones where housing can be reintroduced into existing fabric. The modular units are designed to reconfigure across a range of scenarios from tight infill parcels to expansive vacant parking lots, maintaining neighborhood continuity while adapting to varied spatial constraints. This flexibility is supported by helical pile foundations that minimize ground disturbance, reduce excavation, and allow construction with limited infrastructure.
The project is illustrated within the greyscapes left behind by the decline of brick and mortar retail. In these environments, The Seedling operates as a restorative agent, strategically removing bands of impervious surface to introduce vegetation, permeability, and ecological function. The intervention reframes these overlooked landscapes as opportunities for incremental, community scaled growth.
Biophilic design is treated not as an applied aesthetic but as a material, temporal, and social system. Weathering, decay, and renewal are embraced as active design drivers, informing the selection of materials capable of aging visibly, decomposing responsibly, and re entering ecological cycles. This temporal lens positions nature as a long term collaborator in the life of the building.
By aligning mass timber, prefabrication, and biophilic strategies with accessible construction methods and readily available equipment, The Seedling reframes these approaches as attainable rather than aspirational. The project advances a housing model that is ecologically grounded, contextually adaptable, and scalable to the diverse needs of contemporary communities.
